Insight on Conflicting Housing Reports Part 1. Where they come from?

I am sure; many times you hear reports from different agencies about the health of the housing market.

Many times I update my clients, and base my interpretation, on the actual activities that occurs in my area, that I actually see from the live activities on our own specific data base and my dealings in every day to day activities as a full time Realtor.

Our database feeds into the National Data base, and gives a National point of view that comes out of our National Head Quarters; however, as you read the report, it breaks the information down further, into more geographical specific areas regarding health.

Some areas are “hotter” than others, and some areas may change, suddenly because of individual politics within a given states, as seen, in States that have raised their taxes on selected groups or all, such as California, or the President State Illinois, maybe New York as well, plus others. Please commet and share how your state is doing!

Also the State/cities, employment situation may not be improving or sadly, getting worst, like Detroit, which is totally dead.

Another important factor are States with ever growing debt, especially when you factor in the National debt that is totally out of control. Here were politics gets involved and why it is important to pay attention to who you place into office. Just about everyone is concern about their property taxes, well, if you are bother by that, pay attention to who you place into office and how strong of a Union state/city it is. Few years ago, in Miami, the people demanded a recall on a mayor that raised their property taxes, in an area where they had poor employment. This was done so the mayor can satisfied the city unions, probably to have their support when his re-election came.

Just remind yourself, the National Association of Realtors®, “The Voice for Real Estate,” is America’s largest trade association, representing 1 million members involved in all aspects of the residential and commercial real estate industries. They have rules Realtor’s need to follow, and are require, that keeps our data base as live as possible, up to the minute updating/reporting. This data base gets feed into other sites, and NOW you may begin to understand why it is important to work with a Realtor when purchasing or selling your home. We have the live stuff! Other sites, may not have close out the status of properties much less update them after posting them, nor give you the information in real time, constantly updating the property information. You may have experience yourself, getting excited about a property, or find something you like, only to be heartbroken to be told the property is no longer available for you.

How do/did you find out? You asked a Realtor. …………….

About the property you view, remember what Realtor Ron W says:

“Pictures without ALL the information are never the total picture and always the whole story ~!” Realtor Ron W ..”Pictures being shown, are attention gotcha, use to draw your interest. The rest, the information, will help you decide. Where that information comes from is IMPORTANT to you, and it may not all be in the listing information! Having an agent will get you the missing pieces. Then when you actually view the property; have it inspected where everything begins to fall into place having a pre-approval letter or proof of funds ready done ready for the seller’s hands. Sellers and Banks expect this information, before reviewing yours or any offers. Do not lose out by not having this or have an agent that is not the listing agent that serves the seller.”
